What residential roofing means in Anthem

Anthem's housing stock is unusually consistent. Almost every home was built in the 1999–2010 window, which means the roofs trend toward the same small set of systems: Eagle, Boral, or US Tile profiles over 30-pound felt; a smaller share of asphalt shingle on accessory structures and second-story additions; foam on the contemporary builds and on flat sections of some Tuscan and Spanish Colonial elevations; standing seam metal on the newer infill.

We work in all four. The right system for your home depends on the existing build, the architectural review approvals on file with your subdivision, and what's actually under the tile when we lift a representative section.

What we look at on the first visit

  • Existing field tile condition, profile, and color (and whether replacements are still available).
  • Underlayment age and remaining life — most Anthem reroofs are underlayment failures, not tile failures.
  • Ridge, hip, valley, and rake detailing — the parts of the roof where wind exposure on the eastern slope matters most.
  • Flashings at every penetration: skylights, vents, chimneys, parapets, scuppers.
  • Visible interior signs in the attic — staining, daylight, insulation displacement.

How the project runs

Once the estimate is approved, we prepare the architectural review submission (most Anthem subdivisions require it before any visible roof work begins), pull the Maricopa County permit, and schedule the install around the weather. A typical tile reroof runs 3–5 working days. Foam recoats run 1–2 days. We document the existing conditions and the install with photos, hand over the full file at completion, and walk the finished roof with you.
