Foam Roof Installation & Recoat

Foam roofing — sprayed polyurethane foam (SPF) sealed under an elastomeric coating — is one of the best-performing flat-roof systems available, and it shows up across Anthem on parapeted Spanish Colonial elevations, contemporary builds, and the flat patio sections common to Tuscan-style homes. Properly maintained, it can last decades.

Recoat or rebuild?

If the foam itself is intact, the answer is almost always recoat. The elastomeric coating is what does the waterproofing — it sacrifices itself to UV so the foam underneath stays sound. A proper recoat every 4–6 years is normal foam roof ownership and adds decades to the system.

Rebuild is the answer when the foam itself has saturated, when there's evidence of long-term moisture intrusion below the substrate, or when impact damage has fractured the foam down to the deck. We'll inspect, document any moisture intrusion with a moisture meter or core sample where appropriate, and tell you honestly which side of that line your roof is on.

What a recoat actually includes

  • Power wash and full surface inspection.
  • Repair of any damaged foam — fractures, bird damage, isolated wet spots.
  • Primer where required by the coating manufacturer.
  • Two coats of elastomeric coating at manufacturer-spec thickness, with granules embedded into the top coat for foot traffic and UV protection.
  • Fresh sealing at every penetration: parapets, scuppers, vents, drains, skylight curbs.
  • Photo documentation, written warranty, and a recoat schedule for the next cycle.
