Roofing in Anthem (Communitywide)

Anthem is a master-planned community of roughly 30,000 people sitting unincorporated about thirty miles north of central Phoenix on the eastern slope of Daisy Mountain. Almost the entire housing stock was built between 1999 and 2010 — which is exactly why we exist.

The community we work in every week

The Anthem Community Council and architectural review

Anthem is governed by the Anthem Community Council, and most subdivisions have their own HOA architectural review process on top of that. For a visible roof material, profile, or color change, expect a written submission to be required before any work begins. We prepare the submission package — manufacturer specs, color samples, scope of work — and coordinate the approval timeline before scheduling the install.

This is not a step to skip. Doing visible roof work without architectural approval can mean a stop-work order from the HOA and, in the worst case, a requirement to remove and replace at your own cost.

Why the timing matters right now

The original Anthem build window — roughly 2000 to 2008 — is now twenty to twenty-five years old. That's exactly the age range when standard 30-pound felt underlayment in our climate has finished its useful life. The tile is fine. The waterproof barrier under it is at end of life across most of the community right now. We've reroofed enough Anthem homes to know what's typical at this age — and we've also seen enough roofs that just need a careful repair to know when not to push for a full reinstall.

Maricopa County permitting

Anthem is unincorporated Maricopa County, which means the County issues building permits for full reroofs and most structural repairs. We pull the permit on your behalf, schedule inspections, and hand you the closed-permit documentation when the work is done.

The HOA architectural review process

Anthem requires architectural approval for visible roof material, profile, and color changes. We prepare the package — manufacturer specs, color samples, scope, schedule — and coordinate the approval before the install goes on the calendar.
