Roof Repair

Not every roof needs to be replaced. A lot of Anthem roofs need a careful repair, a documented scope, and a written warranty on the work — not a five-figure tear-off. We'll tell you which side of that line your roof is on.

What we repair

  • Lifted, cracked, or displaced tiles — common after monsoons on windward elevations.
  • Failed or cracked flashings at penetrations: skylights, vents, chimneys, parapets, scuppers.
  • Underlayment failures localized to a single area (a valley, a windward slope) where a full reroof isn't warranted yet.
  • Foam roof punctures, isolated saturation areas, and parapet seal failures.
  • Active leaks — diagnosed, documented, and repaired.
  • Wind-damaged ridge tile sets and bird stop replacement.

How we scope a repair

A senior estimator walks the roof, documents what we find with photos, and gives you a written estimate. If the repair will buy you another five years and the rest of the system is sound, that's what we'll quote. If the underlayment is at end of life and a repair is just a band-aid, we'll tell you that too — and we'll quote both options so you can decide on the timing.
