The build window runs slightly later than Country Club and Parkside — most original Festival homes were built between 2006 and 2014 — which means the underlayment timeline is hitting Festival roofs a few years behind the rest of Anthem.
Concrete tile dominates, with a heavier share of foam on the contemporary single-story plans common to active-adult communities. Synthetic underlayment shows up on a meaningful percentage of original Festival builds, which is why some Festival roofs have another five to ten years of underlayment life left even at twenty.
