Do I need a Maricopa County permit?

Yes for full reroofs and most structural repairs. Anthem is unincorporated Maricopa County, so the County issues the permit. We pull the permit on your behalf, schedule the inspections, and give you the closed-permit documentation when the work is done.

How long will the work take?

A typical Anthem tile reinstallation takes 3–5 working days, weather depending. A foam recoat is usually 1–2 days. Repairs are usually a half-day to a full day. You'll get a written project schedule before any tear-off.

Country Club at Anthem is the gated, golf-course-adjacent subdivision built out by Del Webb starting in 2000. Most of the original builds were complete by 2005, which means the tile underlayment across most of the subdivision is now at end of useful life.

What we see most in Country Club

Concrete s-tile and flat-tile roofs in the warm earth tones approved by the original architectural review. Standard 30-pound felt under the tile, installed during the original build. Aluminum or galvanized flashings, mostly intact. Foam on flat patio sections of certain elevations.

What we see going wrong: the felt is cracking and brittle at penetrations, particularly on the western and southwestern slopes that take the worst UV load. Ridge tile sets are loose where the original mortar bedding has carbonated. After a hard monsoon, we see lifted ridge tiles and water intrusion at vent and skylight flashings where the original sealant has failed.
