What we see most in Country Club
Concrete s-tile and flat-tile roofs in the warm earth tones approved by the original architectural review. Standard 30-pound felt under the tile, installed during the original build. Aluminum or galvanized flashings, mostly intact. Foam on flat patio sections of certain elevations.
What we see going wrong: the felt is cracking and brittle at penetrations, particularly on the western and southwestern slopes that take the worst UV load. Ridge tile sets are loose where the original mortar bedding has carbonated. After a hard monsoon, we see lifted ridge tiles and water intrusion at vent and skylight flashings where the original sealant has failed.
